These people are counting on you.

Don't get caught up in unit counts. 

I do know that the pricing varies based on the unit count as well as what level you sign up for; but overall, it's super user-friendly for tenants, PM's & owners.Plus they're always updating their software and adding new automation features to make everything so simple as well as well as great customer support. 

(Large hump in middle of room plus cracking along drywall), mine has a large basement(cant count as living space due to no egress) old kitchen cabinets, old furnace, old windows(condensation in between panes).

I’m not sure if it’s still true, but that used to count as the payment date.

I can't even count how many times I have seen posts on Biggerpockets from struggling investors trying to rent out Section 8 properties or D class properties out of state.Everyday there is a new post from a Newbie Investor who put their hard earned cash into a dud of an investment and cannot figure out why they can't find a solid tenant, why their tenants don't pay, or some other horror story related to investing out of state/D class real estate. 

Note I am not saying it cannot happen but I would not count on it.  

However, only the time you personally spend on managing or coordinating the property counts.

The most common things I would foresee them finding is: - sill height and size of any window you are counting as secondary ingress/egress.

You sound like you are caught up in the Agent count trap that I was caught up in.
