If you have at least $2,000 to spend or once you scale to that point you could run ads to get your seller leads to come to you and usually these people are just scrolling and your ad pops up that you're looking to "pay cash for homes." 

The investors I know finding properties on the MLS are making 30+ offers a week, embarassing offers, in hopes of finding 1 or 2 properties a month.Others are door knocking, cold calling, spending money on mailers to find off market properties.  

You definitely wont get an app like that for free, so how much would you be willing to pay to a company to submit it for you, vs spending 10 minutes once a month to submit taxes? 

There are a lot of options out there.Some of the most useful items BiggerPockets members have identified are features that save time so they can spend time working on their next property.

I would spend a few bucks on nice ads in local magazines and/or do flyers in areas that are higher income. 

So your wife will spend 5 full days repainting the whole place and scrubbing the bathtubs.

You should only consider switching when your current software has a significant flaw or lacks features that force you to spend excessive time on workarounds.

Time is a valuable resource and "spending" it everywhere at once isn't worth the effort.

Under this rule, if you spend at least 100 hours on the property and no one else exceeds your time spent, you can qualify as materially participating.
