Bjs bar and grill in Tri county  may be easy for everyone to get to.  

Impossible to generalize like this...Some are families that just want a safe home and neighborhood for their kids.Some are young and just starting out and want whatever they can afford.Some are young and just starting out and want a cheap place so they can move up/out to their own place.Then there was a recent story in the San Diego paper about people who are paying MASSIVE rent for luxury apts with fire pits, dog runs, on site gyms,  decks, grills etc.

Your tenant guest might be smoker and might light up a cig for old time sake.

I like the property and am pretty sure I want to get it under contract before someone else does (another investor stopped and grilled me while I was there looking at it!

I've never been a smoker, but I have marveled at the folks that don't give up as the cost goes up and up and up.

Even after remediation your only hope would be to rent/sell it to a smoker who was inured to the smell already.

The whole interior needs to be repainted and that's the other big issue, the owner was a 3 or 4 pack a day smoker and it sure smells like he wasn't big on opening any windows when he smoked either!

I just bought a condo and was able to rent it out immediately.The previous owner did a lot of upgrades to the condo and left their very nice stainless steel refrigerator and wine fridge.They also left a gas BBQ grill in the backyard which I didn't test to see if it's still functional.My new tenant moved in yesterday and texted me to ask me to move the BBQ.

I do not want smokers!
