Can someone review and help us understand if there is something we can skip and reduce the costs.

I don’t think there is much if any cross over, so while he forum may be a little more active it’s just two groups of people skipping over the others posts to get to theirs.

We are skipping July just because of the holiday but will be picking it back up in August.

Does anyone have a few affordable skip tracing software's to start out with?

The hard part is getting customers, but if you want it bad enough (and I hope you do given the situation), you'll do the hard work of skip tracing and cold calling property owners.

Look at small multifamily homes with high rent potential and get a regular loan to skip PMI.

Let me know if this thought process is skipping any logic / if you agree.

If it was something else, skip it. 

Get it stabilized with a good tenant, a little lower rent if you have to, I am tempted to suggest skip the PM and put your own time in - but I don't know your people skills.As an exit strategy, either keep them rented or sell them to your tenants with a lease option.

Or you can skip all the landlording headaches and invest passively instead :-)   That's the only way I invest nowadays.
