There can be a lack of natural light but it can be designed for it.

But, people tell on themselves when answering simple, straightforward questions.

Other than that, you can prepare a simple notice letting them know that you thank them for applying, however they did not meet the criteria, and you can choose to tell them it was based off of their credit, and or background or simply just say that the minimum requirements were not met. 

I'm sure you'll get differing opinions but this sounds more clean and simple to me.

Perhaps it’s as simple as that. 

While there are some markets I feel are so saturated it is near impossible to be successful in todays market (Orlando), in most competitive markets you can be successful if a) have reasonable expectations and b) do everything right (price, location, pro design, pro photos, etc etc).
