I have been just saving up money on the sidelines for a while at this point and am itching to get a deal but just have the feeling that waiting a couple more months to see what the next batch of numbers look like before diving into a deal at this point in the cycle might be a good idea.

@Matthew ShayI'm not sure I completely understand your question but in the scenario you presented (i.e. as a market timer), not only would I shy away from those deals, I would be on the sideline not even looking.

Sure I've heard about dollar cost averaging and if you're in your twenties or thirties that might be a very viable way to invest in the stock market, but I'm in my later years and I'm not going to have the time to average a big-*** decline that's coming in the next year or two. many people just entering the market for the first time would be wisest to sit on the sidelines it's always at the peak of a market where the newbies get creamed.My treasuries have outperformed the s&p 500 in this past year and there's a lot of big investors like Warren Buffett are sitting on the sidelines with loads of cash.

For a single family property, you will have to hold more depending on the current condition of the property, expected vacancy and expected CapEx (for example an HVAC unit which could go out in the next year or two).There are a ton of people who have been waiting in cash on the sidelines for a large market correction for the last 5 years.

You could probably argue that someone sitting on the sidelines now may end up in the same position you are 5-10 years down the road where they missed a big correction too.
