They presented a juicy case study to illustrate the benefit of depreciation recapture shifting from cost-segregated personal property to real property.

I.e. if this property were located in Oakbrook/Centerville versus Miami Chapel/West Dayton, you will have a dramatic shift in price and operational ease.I would talk to brokers in the area.  

In the only building I have bought that had tile there was a lot of cracking and chips due to seasonal foundation shifts and the chipping due to tenant damage.

On the flip side, tighter regulations or changes in interest rates could shift market dynamics.

Banks ask for larger down payments to shift risk to the buyer/borrower in default. 

Sometimes it's difficult for people to shift from hypothetical to actual.

They shifted significantly in the last 30-45 days. 

And once set, this shifts the focus to rinse and repeat, finding the next value-add potential and making magic happen again. 

Is it some kind of foundation specialist to start with to at least know what it is and know if there is anything reasonable that can be done, a general contractor, or is this something I just write off as seasonal shifting of the foundation that happens with some? 

However, there are more and more resources that are helping the industry as a whole, so hopefully this will shift more positively in the coming years.
