The STR part plays no part in the valuation like @Patricia Andriolo-Bull said.I agree that 20% is pretty fair, but you could self manage it once you get things in order.

I have found that it is quite simple to self-manage a portfolio of 30-40 short-term/interest-only loans using a combination of QuickBooks and an XL workbook (1 worksheet "tab" for each loan). 

Hi @Ramsey Doumani,Your strategy is more than possible, self management with the team you already have in place should be a breeze.

In the self storage market, they have ratios based on population to determine demand.

I have a self-direct IRA and could use some passive options.

I signed up with them about 3 to 4 months ago, then found out how expensive the loan was to get going with them and told them that I would self finance it instead but they had to cancel the loan first...they use a company called Special Financing Company..the person I spoke to at REI his name is Paul, he said he would take care of canceling the loan, but a month later I realized that they were pulling $599 out of my bank account.

For what it's worth, I went through 5 different property managers in 2 different markets (one local, one out of state) over a period of 5 years, before deciding I would self-manage everything across both geographies beginning last year.

My goal is to continue to acquire more cash flowing rentals to eventually leave my day job and just self manage the rental properties.
