However, even though the lease says the tenant must do maintenance on the building, there are several deferred maintenance items (broken toilet, bad window seals, light fixtures).

I couldnt exactly prove it, so i changed the toilet to a one peice toilet and instructed the tenant how to sit on the bowl.If the wax seal under the toilet was broken then I imagine any flushed water still flow down the pipe and then worst case partially discharge to the surrounding floor joist area or pool in the bathroom.

Some of the stain finishes (especially if sealed with a clear finish) look very sharp and would give the rental a distinct look and set it apart.Ironically, I am actually planning to try this first in my primary residence.

Hi Martin,I don't know what the "best" way is but, we prefer to do it formally (in writing) with a note in a sealed envelope attached to the door.

we bought one that they smoked in for 45 years.we removed all the floor coverings etc & painted/sealed all the surfaces with shellac. it worked!!
