Plus I hear this area is very saturated so you need to save where you can.

I do know the market is way overpriced and certain areas are heavily saturated driving down nightly rates.  

However, high ground water levels, like those after heavy rain, can submerge leach fields, causing "over saturation" and system failure, leading to potential septic backup in the home and, if Santa Cruz County Environmental Health is notified, could trigger a ATD upgrade requirement.

Your market looks real small and saturated..  

Eventually, I thought there was too much risk (market saturation) and I chose another STR market.

The courses you see hawked online worked 5 years ago almost anywhere but that has changed due to saturation and regulations that are now in place or coming soon. 

The STR game is over saturated and complicated and no way a 70k investment will get you that anytime soon.

No doubt the Scottsdale market is very saturated with short term rentals, but it is obvious to me that the underperforming properties are homes that are not designed properly, not photographed properly, not optimized properly, and not priced properly.I'm also fully aware of the mountain of headaches and heartaches that will come with running a business like this.. but I'm here for the challenge.Shout out to BP because a big part of what motivated me to take this journey and where I got a lot of the education needed to do this is via a weekly mastermind that I'm a part of that I found through a post in this community a few years back.Anyways, not sure who cares or if anybody out there has any thoughts, questions, comments etc.

However, considering the last two years' market changes and the increased saturation, I'm curious about your recent experiences.

I know that other STR experts in the area think Ohio City is over saturated, generally.
