Still, nothing will completely stop a thief.As far as the bad, well that's just the same as any other roommate that you might have - don't get along, they're slobs, noisy, bring over sketchy people, etc.

I am in 1 unit and rent out the other unit.And My occupied unit I rent out to the roommates. and one of roommates make so much complaint about 2 month.She just move in 12/2023 and left another 9 month of the lease.She refuse to pay the rent because lack of maintanance, there's vibration sometimes behind the shower, cause lack of the support.I already hire 3 plumber and they say it is okay to use it.She never belive it and still want us to repairShould I repair it?

Our latest purchase is a 4 bedroom house that we will live in for a year with a roommate and save up for the next house. we plan on putting it on airbnb. 

The border income that you listed is only required when purchasing a primary residence, you can't use the roommate tenants , even with existing leases to help qualify for the mortgage.If you are buying it as a investment property, you just need to record it on your tax return for 2024 tax return and in 2025, when you file your taxes, you will be able to count it positively for your debt to income ratio.

Hello,I'm new to real estate investing and also to rentals (although I have house hacked with roommates and rotating medical students paying my mortgage for a few years).

There is obviously a formal lease, and we also supplement with a room mate agreement which outlines the more specific things like overnight guests and expectations in dispute resolutions/ cleaning/ care for the home and appliances, etc.I haven't received one formal "LL request" email yet, other than a formal 30 day notice in the event of a move out, which is usually after they've come talked to me in person about it to begin with. if there's an issue, it tends to be pretty limited to "hey, we have this shower rod falling off"... which im usually here to deal with (and tbh most of the time they like to fix it up with me), and it doesnt need to turn into a big thing. as for keys, i have the house on a yale smart lock, so 'handing over keys' is just official move out, walkthrough of the room for damages, and then I can delete their access code and access to the smart home systems without having to re-key the house. 

If you create systems and do your due diligence, you don't have to worry about having bad roommates.

If you do the roommate strategy, you can lower your cost of living quite a bit. 

Long story but if I get roommates in (they're open to this), I would be cash flowing $1500+ a month.
