If its a stagnant growth market what benefits do you achieve waiting a few years rather than ripping off the band-aid and paying your LTCG taxes now?

Hi Sylvia,I’m seeing vacant lots within HOAs like The Hideout, Indian Rocks, and Lake Wallenpaupack estates that have high margins and researching the area, I found at least a couple similar lots in the same area selling for %200 profit on the low side.

I wouldn't buy anything that's more than 15 minutes from the Chimney Rock strip or otherwise the public beach.

Eventually, I’d like to get into long-term rentals (out of state) and short-term rentals (both in and out of state).Besides real estate, I’m really into outdoor activities like surfing, mountain biking, kitesurfing, snowboarding, skateboarding, and rock climbing.

Looking at AirDNA results, my biggest concern is occupancy rates, most of the calendars I look at have large gaps in them, and when you spend close to $500/sq. ft at current prices (in STR-designated areas), your property needs to rent well above 80% or you charge crazy nightly rates.We've also seen very few property management companies that charge less than 25% there (and 25% is rare), and some STR neighborhoods require you to use their designated PM (Desert Colors only allows Red Rock, and they are at 40% commissions - ouch!).

Most will tell you STRs are a lot of work and I won't disagree with that if you don't know what you are doing.I will say though, we have been able to put together some rock-solid systems and processes to streamline that to minimize the work and maximize the returns.My business partner and I are actually writing a chapter in a new book that is coming out this year about unique stays.
