You could do something like what you want if it was your personal primary residence and even then the interest rate would be ugly.

The bill currently says any home that's not a primary residence that's rented for 90 nights or more is subject to commercial property taxation.

Patience is definitely needed if you are trying to buy from a resident with no real estate experience.

Do you have other collateral, such as another income property or your personal residence (last resort) your seller could record their lien against?
