just make sure U read the fine print on those helocs IE the provision to call or freeze them .. if I was using them for reposition ( which is what I would do not long term buy hold down payments to high of leverage in the top of the cycle).. then I would evergreen the amount you need to finish the project.in the last downturn I made a lot of rescue loans to flippers who had used their helocs to do their rehabs .. when the helocs got LOCKED they were stuck..

you can have a redemption last minute a foreclosure rescue a sale lender modification.. lender postponement.. and then the BK although its important to follow the BK's many times those come back around 6 to 12 months later.. in my experience you have to track at least 50 to get 1..

IE I actually talked to owners and or closed deals myself.I was in the foreclosure rescue business before it became illegal in OR and WA if not illegal highly regulated that took all the fun and profit out of it.But I would sit with these folks that at one time had the credit and income to buy a home.and now find themselves about to lose it.drive up many times there are 2 nice cars and a Motor home or boat..

Buy conventionally with title insurance or don't buy at all. having had sub too foreclosure rescue a major part of our business model until it became basically illegal in WA and OR for the reasons you suggest.. the same rules apply buying a home sub too with virtually no equity is a waste of time and money unless its in a SPECTACULAR location .. you need equity to absorb when the buyer who bought from you on terms for next to nothing down defaults. which is often.. and now your stuck with cash in the house.. your stuck making payments to the senior and then you probably have to rehab once you get it back.not to mention having the loan called..
