I'm in somewhat of a similar situation, except I represent a landowner who is cash poor but owns prime land throughout GA.

Is it wrong for me to believe that going unrepresented, I may not be missing out on much especially since the agents themselves did not represent their interests other than wanting status quo.

They buy homes in upper middle class to lower upper class neighborhoods which represent solid appreciation potential and reasonable upkeep/taxes/insurance expenses.

Don't accurately represent the neighborhood/property classification.Don't have consistent rehab standards for all propertiesDon't provide a scope of work for the renovation that they have done.Are they a turn-key company or are they a promoter?

I would also say everyone who works for the PM or in the office of a PM represents you so if they aren't competent that reflects on you. 

He can represent himself further reducing his costs.

And represents all furnishing & set up costs lumped together.

Maybe fluffling, if not falsely representing income and appreciation while downplaying expenses?

One of your representative was trying to be a smart *** on the phone asked if it was 9000 and other fees were involve.
