Do you roll the deposit over for the tenant that renewed?

So now I'm paying business taxes and renewal fees in both CA and TN...If you don't have that problem with your home state, it's probably more about preference. 

Having said that, I renewed my excellent tenants with increases to make sure I’m as close to market as I can be -knowing that future increases will be limited.

I'd simply let them know that you are not going to renew their lease.

I’ve seen landlords who handle this by requiring tenants to show commitment through actions like attending financial literacy programs before lease renewal, which could help mitigate some of the risks.PS: If you haven’t already, consider working with local organizations that offer financial literacy workshops for tenants as part of lease conditions.

My sister and I are looking to bring a renewed energy, and urgency to maximize income to the business. 

I would post a non-renewal of lease.
