Can you refresh my thought process on investment property financing? 

I'm sure this topic has been covered a thousand times before, but wanted to refresh the topic.The way we operate we require a standard 12 month lease on move in and our leases all automatically convert to month-to-month leases at the one year mark once this 12 month term is fulfilled.

I read Rich Dad, Poot Dad a few years ago, but I’ll pick it up again to refresh myself on all the concepts.

They don't renew or refresh.

I like to self manage, save money monthly and do some minor turnover update and refreshes myself saving big bucks and time.

@David Pena Jr Let your tenants pay down the mortgage and have reserve funds for refreshing the unit and for needed future repairs and maintenance. 

Finished the kitchen out, moved a closet from a guest room with 2 closets over to the primary bedroom so primary has 2 closets, and refreshed all paint/light fixtures.
