Some conduit outside and both of the 800 sqft units got a new panel, 5 in wall heaters, 2 fans, basic fixtures (not recessed lighting) and outlets to code.

I was born and raised in Dallas Texas and it always did better even in a recession.  

Ford leveraged against its properties before the real estate recession, and had the equity cash on hand.

Almost nothing beats having a cushion of equity to soften any recession or compensate for costs/capex.

BUT NOW due to mining recession house prices are plummeting and so are jobs - it's not looking better in the close future.My girlfriend and I have joined the "Rich Dad" based mentorship program for the UK and connected with a local investors group who already invest into UK (with the same program).The plan is to start with lower budget "buy to let" and find the odd good deal to flip a property for cashflow to reinvest.

The Great Recession changed all that and I was forced into the rat race which was never a place I ever felt I belonged.  

I have been a lender catering to funds, investors and consumers for the last 4 years but my family has owned Multifamily my entire life and it helped put me through college during the recession.
