The challenge newer investors face is that overpriced properties tend to sit on the market for 60+ days and they see them all the time.

Nobody wants a unit to sit vacant, but if you make your decisions based on fears like that they are more likely to be short sighted and make the situation worse.

If you recall when the rates jump super quick a few years ago many of these same hedgefunds/insurance companies just one day decided to stop lending all together until rates stabilized..

Moving forward to next year, Im planning 15,000 calls because over 200 calls per day is unrealistic. 61 days of making calls in sitting close to 146 calls per day of calling.
