@Jonathan GreeneAgree 100%. be transparent and if good news great - bad news - still share it with investors - realize they are making life choices based on what they may be telling you as an example of someone has $100k investment and you fear it’s going to go to foreclosure - well maybe they would not spend $10k on that vacation or buy a new home knowing they are getting wiped outUnfortunately there is a group of guru syndicators who are great marketers / sales which some I have personally spoken with and they are so full of it and just like to hear their voice their ego gets in the way.

My fear is failure.

I fear the suffering to come from refusing the journey of "pain". 

You can't learn very much and it's usually fear based discussions about terrible tenants (my dad does this).

I've missed out on a couple of properties because of ignorance and fear.  

The reason I have not purchased is not fear of RE depreciation as much as the rates hurt the return such that my underwriting does not depict the level of return I seek.  

I fear the price will be significantly more than what I agreed to.  

I fear that my investment would lose a lot of its value. 

I fear using a hard money lender is an easy way to screw yourself over, although I don't know.

Add to this all the social unrest and upheaval in school systems which again most prevalent in populous dense areas....
