A finance contingency was postponed to 12/5.

Depreciation, like most deferred retirement plans, postpones taxes, it doesn’t eliminate them, unless you never sell the property, or keep “exchanging it” , usually on less favorable terms and with large third party fees.

In my experience, people on the verge of foreclosure are only postponing the inevitable by shuffling things around. 

However, on July 30th, she said her closing date was postponed to Aug 9th and she wanted to stay until Aug 10th.We found our new tenant in July and signed a lease with them starting Aug 1st.   

Looks like it has been postponed once.The house is paid off.

You need to be working with seller, need their help to postpone auction and foreclosure etc, but I’ve wired to a lender 2 days before auction and stopped a sale.

Was scheduled to go at auction in October (my county does them once a month) but got postponed to next month.

What ever you do, renew with increase, or non renewal,you need to do it before the last day of the month or your postponed for another month, but to offer a renewal before paid in full isn't to smart. 

Call him/her and explain what you are doing and would they postpone tax sale for x days in order for you to resolve the issues.

An added plus is that you postpone rehab costs (I bet there will be some when they move out.).
