Modulars often have soft spots on the floor because they use a VERY thin grade of plywood/chipboard on the floors (gotta keep it light for shipping ya know).

. $500K for a renter-grade garage conversion is quite high.

The two don't come anywhere close to comparing, I could walk a class of 6th grades through this math, it's that simple. 

High profile locations with investment grade credit tenants or strong private credit if available. 5% preferred return annually plus splitting of cash flow over that mark.
