Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Also a particular pet peeve pain point for me is designers. 

@Eddie Smith we've found the two biggest tenant complaints:1) Maintenance expectations not met (taking too long)2) Expectations of communication not metThere are many more complaints, but majority are tenant-caused that they want a free pass on: waiver of Late Fees, Payment Plans to avoid eviction, being allowed to get a pet or otherwise violate their lease with no repercussions.

You rarely get phone calls from your tenants and they are business owners vs. folks with kids, pets, showers and toilets. 

On or before that date, they are required to pay the rest of the move in amounts (i.e. remaining sec deposit, first months rent, pet fee, etc) and sign the lease.

Additionally, I will ask them to pay $75 per horse for pet rent, so it will increase the monthly rent by $150.Please let me know if this sounds okay, and if there are any other steps we need to take for tenants with horses.

If there were not a fence there they would go running to the person to get pet and lick them, but with a fence they bark at anyone walking by.  

In the future, you may want to require tenants with pets to get Renter's Insurance that covers dog bites.

I am new to this so I am running out of ideas but in reality to start living together we need a 4 bd house for our 3 kids and a bunch of pets so we know it would be a house around $800K until we can make more money from our jobs and side hustles.
