I think I'm doing it right, but in my mind, I'd be crazy not to ask for advice here from infinitely more experienced peers in all facets of real estate.  

That's one idea.AS well as there are many other facets of RE investing that do not include buying a rental property... that's just one avenue..

This is a great forum and I am sure it will help you learn many facets of the real estate investment world.

@Patrick Britton   Patrick based on your background your a bright guy.. wholesaling is just one very small facet of the RE game and it can be profitable there are many more ways to make good money..

So we're in a different facet of the Real Estate industry, investing in different things, but we do both offer opportunities to investors online.

You might want to look at existing businesses for sale on bizbuysell.comGet owner finance with some down, no build out, existing customer base,etc.I came from the food industry in all facets before getting into commercial RE.Owners of retail centers inline or free standing buildings are not usually going to go for the start ups like you want to do unless they are back filling non-optimal space.

This also pointed out what a concientious landlord I was and that my place was well maintained in other facets as well.IOW, if your place is well maintained and you know it and can document it don't worry about the law.
