This actually helps tremendously, I know that the house will sell for what it will sell for and I dont want to overpay for the house if I can get it cheaper, I just didnt know if the 20% was a thing of the past or still semi relevant.

I would guess some wholesalers might want some proof that you actually have purchased properties in the past or have access to cash to purchase in the future, but that has not been the case from my experience yet.Good luck finding some wholesalers.

The cap rate is in line with my expectations although the current lease is up in 5 years with an option for 5 more years with 8 percent bump in rent.Simply looking for opinion from others who may have dealt with renting to the post office in the past or currently are and how comfortable you would be with them as a tenant.
