I am buying it for 20% less than the original list price a year ago. 

Property was originally listed for $1.2mm this past year they’ve done multiple price decreases to $699k.

He then proceed go down $50k on their original offering to me because of the scope, amount of money, and my (apparently) my newfound lack of “experience”.

Great area to buy in, house was all original 1978 brick ranch.

In addtion when the net investment property is ready or on the ARV you can do the same thing pull cash out and pay off the original amount and use the rest for another down payment.

I was originally thinking about purchasing all four but am so glad I started small with one.

With the failures we endured in the past - we were able to take out original goal of $500-$600 per door and were able to double that with just 1 door. 

Those two things have ZERO connection with each other.That is why I responded to the original OP.The effectiveness or accuracy of delivering "DATA" has nothing to do with finding motivated seller leads.
