Not a lot of our competitors offer this but it's something we can consider (but for us, it can't be in a rural area, the loan amount must exceed $150k, if we're using PadSplit income (or STR/MTR income) the max LTV is 75% and the down payment must come from your own funds). 

You might want to do an online search for brokerages in your area that offer larger commission splits or a flat fee to their agents. 

I may specialize in VA loans, but I also offer a range a conventional, FHA, USDA and commercial lending options. 

The ONLY reasonable deals are:Appliances when purchased if you have a retailer that offers unlimited repairs/replacement for 5 years for 10% of price.

When relying on LIHTC to make the deal pencil, yes developers wait BUT only if they have the resources to wait and only if the property owner is willing to not close on the property until the project is fully funded.

I would find properties, submit them to their portal and they would tell me what they would offer when the house was completely remodeled.  

I'd check local STR FB groups and see if you have a local Real Estate Club.You can offer your services there, maybe for free in exchange for the experience.

I frequently see sub2 deals on FB and other sites and out of curiosity I look at what they are offering.
