What are your non-negotiable factors vs nice to haves?

What's nice about a private money lender is that we focus on your assets, credibility, investor history, and relationship.

But 5 years is plenty of time for these Detroit investments to be working nicely.

Being able to create separation between you and the tenant, can be very liberating; you have an opportunity to stay "the nice guy", while your management company absorbs all the hard conversations, and enforces the rules... can be worth the management fees.
