A lot of this process depends on your laws regarding STR and Mid term leases/occupancy?

I introduced them to a mid-sized brokerage in the area (from what I’ve heard, they’re picking up steam) who specialized in finding off-market opportunities that don’t get plastered all over Zillow.

I'm looking locally to start out (mid size city in North Carolina) - is the answer a different market?

Even small to mid sized ones 20-75 guests will bring in serious money.

I have an event coming up in November for private money lenders (one for passive PMLs who are doing it as a side hustle and one for experienced small- to mid-sized PML business owners) in Las Vegas.

@Mary Lopez I'm also a California resident investing the mid west. 

Oakland, Berkeley, San Diego the rules will likely be, or has already been,  changed mid game so the 15 year limit is not reality.  

Strategies like furnished mid-term rentals, renting by rooms, mid-term/short term rentals or creative mixes of these can be considered too.

The rental market in the mid to higher price range is a bit lacking so having a rental in that range should go quickly.
