Hello everyone,I am fairly new to real estate and just graduated from college at 22 yrs old with a job in Pittsboro, NC, but have been listening to BP and Rookie for awhile now.

So, I paid $7,000 cash for 6 yrs of full coverage on each home from Home Choice. (🤯😱🤬)But, it’s been a total nightmare.

The only thing I would say is in 10 yrs I think you would have more than 25-20% appreciation.. esp in that area.. so might be worth more plus rents continue to go way up so both are great options, just depends if you want hassle of having tenants or want cash now?

I am 55 yrs old and would like to increase my cash flow to ensure a more stable retirement . . .We all know SF rentals are a "slow but sure" way, so I am considering leaving that strategy. 

Given the current rental property mortgage rate is well above 7.2, and it looks like it is not going to go down any time soon...i expect it will take 3 years to go down by 2 pp...Is it still dumb to buy a 500k investment property full cash and plan to cashout refi in 2,3 yrs? 

We took a chance buying the land over 10 yrs ago and are finally putting it to work.  

Sleeping in sheetrock dust & working 16 hr days are good for your character. 20 yrs from now you'll have great stories to tell! 

I signed up with Anderson about 6 yrs ago and that's what they recommended at the time.

From 2024 they have increased the price to 20k for 2 yrs of access.One this that surprises me is that when you are sing the FSysytem yo are a ser of the system don't have access or know anyone who are using the program so you can network.
