Needing some information on but-fix- and flip properties in Alberta specially Medicine Hat.

(Engineering, law, medicine...)I know sometimes it feels lke you could be using those four years to build a business, but having a college degree is always a good failsafe and those four years are also the best four years in many people's live where they meet lots of good hardworking people as well.

@Cam Vankerkhovev Thanks I read your profile introduction and you seem like just the dose of medicine I may need to get motivation enough to get to a local meeting.

Personally, I’d send a letter once convicted of a real crime (not the medicine one as mentioned, but a real crime) to the property trying to terminate the lease to what seems like bad tenants.

I'm an Emergency Medicine physician in the Bay Area a few years out of residency training (still paying off loans). 

I have a property that has a few minor flaws,  appliances not working (dishwasher/jacuzzi tub), vanity and medicine cabinet paint peeling, scuffed floors. 

I do know that it is a world class city, truly, for medicine and biotech. 

My background is medicine and have only within the last few months gotten hooked onto the bigger pockets podcast and the idea of house hacking. 

I eat very cheap food ( Canned food & frozen vegetables), i live in my dads house so i don't have to pay rent, i just help with water, electricity bills, buy my own food, help doing tasks in the house.In two years i managed to save 30 000K.The most important part ( you will understand later), is that i miss Europe freedom, since i moved to the US, i feel like there is less freedom here, less rights citizens & worker rights, less protection in jobs, extremely expensive medicine, extremely expensive insurance ect. 

So, this hasn't happened to me yet, but I am curious.With the advent of the passage of laws in various states allowing for the medicinal use of marijuana, I'm wondering how this interfaces with landlords and their leases.For example, we have both a "drug-free" clause in the lease, and a "no smoking indoors" provision.Let's say a tenant claims to need medical marijuana.
