Sometimes a property is a great prospect by layout to add space or do a certain renovation, but when you run the numbers the project just doesn't make financial sense.

If there is anything awkward or weird about the location, layout, etc that'll hurt it

Particularly if the units are mostly the same layout. 

Has anyone actually done this and lay out the cost / benefit?

What are your thoughts on these over a traditional layout condo (1 or 2 bed/bath)?  

Asking to pick someone's brain, to a seasoned investor or wholesaler, sounds like a waste of time because you didn't set it up.Your best set up is to lay out the deal or the specific dilemma so someone can answer that specific thing instead of just having their brain picked.

Even a single-member LLC can be claimed here as well.I have included an image of the page below and you can see the basic layout: Income and Expenses mostly.

The layout looks good, having a private entrance and driveway is a plus and it sounds like you've done a great job researching market demand and pricing.
