There is a tremendous amount of energy around the long term prospects for the Cape. 

I can afford to invest in B properties with larger down payments but I guess it means I may be doing more like 2-3 deals per year than 3-4.

You don't need to be larger than life, driving flashy cars, or using your looks to make a sale.

For our larger park we have a 'Maintenance Manager' set up for up to 24 hours per week as needed with OT for after hours emergencies. 

Again, your time and energy is better spent increasing accountability and pushing RAD to improve their staffing with individuals qualified to maximize their portfolio at this time.....and in the future spend some time and money to perform adequate diligence before you invest passively. 

It was entertaining.This is a larger example of what has been happening all over the country. 

Lessons Learned: I should have transitioned to larger commercial deals sooner.
