maybe personal experience can come into play and help you manage and survive these type of markets, but I have been doing it for years with TONS of experience (learned my TENANTS lessons back in the day in some tough California markets ...) and in the end of the day - like @jay @Jay Hinrichs said it is not exact science .. and you also need some LUCK...the rpoeprties I have got from ABC are well managed , I cam defiently say that, money is coming in.... again - never met with @Jay Walsh and I do not know him... but I think this thread is not doing him justice, from what I know - ABC runs couple of thousands properties in very tough markets, I believe it is very hard to satisfy 100% of their clientele..

However, I'm not a fan of the politics in Washington State and think it may be a mistake to keep property there if you're able/willing to move the money to a state with reasonable Landlord-Tenant laws and courts that err on the side of justice rather than social justice.Whether you hold the property and get a line of credit, or you sell the property and cash out the equity, you still have money to play with.
