I’m a UK citizen, but live in Japan, so either way it will be long distance REI.I don’t want this to be a turnkey vs BRRRR thread, but I have questions about the pros and cons of both... thanks in advance. — Turnkey —I have a decent (for me at least) amount of cash saved up, and looking at turnkey investment opportunities in Memphis (thanks to a recommendation from a friend).

So I will work 2-3 years in China, 2-3 years in Japan, 2-3 years in Thailand, etc.  

While I have lived in Japan for over a decade, I'm originally from Oak Park, CA and I will be back in my hometown from August 8th to the 13th.

I've always wanted to get into real estate but have been living (mostly) in Japan for the last 9 years and haven't had the opportunity to really dive in. 

Getting money out of Japan is a nightmare.

Regarding the debt inflation thesis what I can't figure out is why a country like Japan with an even higher government debt level than the US, at least at the federal level, has had few consequences so far.

I am currently overseas (Japan) but will be moving this summer.

I'm confused why everyone is jumping right to this when this experiment has already been run in Japan, Europe and even the US in the last downturn.
