We've never actually had a tenant use it after reading the addendum (which was our goal), and I think it helps prevent problems when they understand the myriad issues involved in its use.  

It involves much more than collecting rent or throwing up a Craigslist ad every blue moon.

Also, do not become involved in your renter's utilities. 

My advice to you is that syndications involve more layers of what I would call "Middle Management" - which takes money (profits you might call them) to fund.  

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.
