Of course, your opinion is just as valid as mine, and if it works for you, that's all well and good.True, you definitely do NOT want to give up a 3% loan....BUT there are numerous CREATIVE ways to build net worth FASTER than hold and reinvest cash flow.

There are numerous tenants rights organizations in Baltimore looming for exactly this and other issues.

Just make it easy for people to want to invite you into their worlds, and that's what you're doing.

They want to do everything by the book, but don't understand the inspection process and don't want to invite an inspector to come over and throw the book at them.  

On the other hand, I have bought numerous properties from absentee owners that paid cash for their investment property here.

I did have one issue that was disappointing that consumed a lot of time: After sending an invite to an applicant for background screening, the applicant somehow was able to register as a landlord; that was discovered by the RentPrep team after a considerable amount of time and delay.
