While you are there you should interview realtors. 

You'll get all kinds of responses to help you understand the average cost and you can then follow up by interviewing cleaners and asking for references.

If they know enough about the industry to interview and pick one based on qualifications, they probably know enough to do the job better than half of the available agents.

Would you give her a chance or would you repost the property, spend more time interviewing potential candidates, and possibly miss a month rent.

You can look in your local investor group or sub-to groups to see who is recommended and interview them. 

With timeline, I would be asking roughly when job was complete, i.e. if contractor says these are the last three, but client said the work was completed in 2022... well...And lastly, not necessarily needed for the interview process, but for bids you want AS MUCH detail as possible.
