The terms you will get with an owner occupied loan are infinitely better than what you will get trying to wrap both properties into a commercial/portfolio loan, that it really wouldnt make sense to wrap them both into the single loan.

Flippers and rehabbers get a stable source of funding that can scale (in theory) infinitely as they grow, and investors get a chance to earn stable, decently high returns - with limited downside in the case of well-collateralized land or development projects.Just my observations of the industry so far.

I get a much worse commission split than I use to have at a small brokerage, but my ability to generate business is infinitely easier.
