@Mark Welp I figured you would go to the depreciation as I have heard that argument before and I would counter that the only advantage that depreciation has over a traditional qualified benefit plan is that taxes can be avoided completely by holding the asset(s) until death and passing the asset(s) to heirs; however, holding assets outside a QBP for depreciation is IMHO an inferior strategy to holding assets inside a ROTH QBP if one’s focus is wealth building for retirement.

If you as the lien holder foreclosing bid say $100,000 to pre empt other bidders, and you are owed say $50,000, the $50,000 overage goes to lien holders in inferior position, than what’s left goes to the borrower.

This is why most mortgages call for an escrow of taxes, so it doesn’t turn into a lien superior to the mortgage lien.It is possible that in some instances a lien holder in first position will subordinate to a new first, however subordination is more often used when a first lien is being refinanced with a new loan but the inferior lien is not being paid off.

Was always told town homes are inferior product, as you will never achieve growth/appreciation.However, not experience is quite the opposite, I have achieved significant growth, in fact they have performed as well or in some cases outperformed appreciation of some of my SFH.Anyone else have similar story.
