It's quite another to get into a home where inexperienced people have been mucking with it quite extensively on larger ticket items.  

No such thing as too little time or too much knowledge, I’m inexperienced so any words of advice are better than none.

Hi everyone,Let me start by clarifying that I am inexperienced and this is my first attempt at finding a tenant for my first SFH.  

I have heard there are 1000 ways to go about this, but I am inexperienced and don't really know where to begin on looking for funding.

My approach is:Carpet only (low profile) on the stairs, primarily for ease of installation and safety of residents,Leave Linoleum in place in kitchen and bathrooms since it is in good condition without teas or peel off,LVP in the rest of the house (bedrooms, hallways, living room, dining room, family room, totaling about 1,600 sq ft) for its semi waterproof qualities.

Usually, a lot of unknowns come from two things, inexperienced contractor or inexperienced client, or WORSE both are inexperienced!

If I was inexperienced it would be about 60$/sqft... usually rehabs are 50-75$/sqft, this means full gut rehabs or just regular rehabs.

So, a title search would turn up anything properly recorded.The seller may be dealing with an uneducated / inexperienced investor.
