A smaller paid off portfolio seemed a lot easier to manage so that is the path I was on.. but I've come to the realization if I ever want to accumulate serious wealth I will have to use leverage and scale big. 

The people who never ran properties in B or C area always scream about how bad idea it is but you can make an incredibly profitable listing in those if you know how to manage it.

BRRRR is much easier doing commercials.

Easier to get other peoples money.  

I own a 30-unit community and found it much easier and more cost effective than the 1-4 family and flips that I was doing before that acquisition. 

However, if you minimize your vacancy exposure, you may find (just like I have witnessed for years) that it is a much easier and more beneficial strategy.
