I recently did one where the lender did allow it but that was because of our position as a great customer of the bank and our impeccable credit record.  

Ideally, I'd like to find a balance between affordability and potential for appreciation.Also, are there any common pitfalls or things to watch out for when buying a multi-family property in Jersey City?

They claimed they didn't want to tell me that my money was not in the REIT for a month because they first wanted to figure out a solution to offer myself and other customers (red flag).

Of note, I am already doing STR and MTR in other markets and this property is fully furnished and listed in several places for my ideal tenant.

Figure out who your ideal partner would be and try to pitch the deal through their eyes, show them what they want to see.  

I have just over $200K left of owner-financing, but I'd like to obtain a cash-out mortgage/loan of $500K (ideally) to be able to pay off the previous owner and make some repairs, etc.
