DIY or professional suggestions are both wanted.The reason I ask is because my unit leaks water when it gets really humid (thank you North jersey weather). it only happened once this year, and once last year but I'm curious if there is a general maintenance step I could be taking that could keep this from occurring.

Too much humidity and moisture for the pressure sensitive glue on the back of the tile; too easy for glue to fail and don't even think about adding a glue to help it stick.

I'm not sure what a mold inspection letter gets you in this case.Mold killer, mold test kits and humidity indicators that test for dampness inside walls can all be had for a reasonable price online.I had mold in my crawlspace due to a leaky HVAC.

@Mike Franco getting a house air tight and installing the required HRV and whole house ventilation systems so the home doesn’t mold (especially in the south where humidity is such a factor) will be very expensive

Every surface, odor blocking primer, then 2 coats. 2 floors that had carpet, stripped down to wood floor, soaked like #1, 3-4 coats poly, luxury plank vinyl over that. 4. 12-24 hours ozone machineStill can smell it, especially on humid days.
