If house hacking isn't the best option for me, how would you recommend starting out to build up some investments.

They will likely want you to do all the traditional lead gen steps: cold call, open houses, door knock, etc.

The thing to remember also is that I buy super duper priced houses.

Consider house hacking when rates and prices are a little more balanced with reality.

Selling a house with furnishings doesn't really add value and many buyers won't want the furniture.

I would find properties, submit them to their portal and they would tell me what they would offer when the house was completely remodeled.  

Most old houses it is about 4 ft at the perimeter of the room, maybe less.
