Searching on HAR, I've found a few that are already tenanted.  

I am currently searching on HAR but no luck yet, I do realize it's a tough market to find good deals but I am not really seeing anything that comes close to the 2% investing rule, I am seeing tons of 1 % or less.

HAR data shows it’s one of the fastest growing areas in the central part of the city. 

If you invest in crypto, you can harness the losses with the normal wash sale rules.OR we can plan your next RE investment in such a way that it basically offsets your gain, but you need to talk to your tax advisor or find a new one if your CPA is not helping. 

For instance, I just searched on the MLS (I'm not an agent but have a friend) as well as HAR, and Zillow and there really is nothing for sale in Conroe other than mobile homes, trashed foreclosures and lots for under 90k.

Like in sports, the older players may not be as agile and strong as the youngsters, but they have more experience and better strategies and know how to harness what they have and make it work. 

Har-Har... perhaps one day you'll be a 1031'er. ;)Also... remember... you'll appreciate that "out bid" when you're on the selling side. ;)
