It was a rocky start for our first deal, but I couldn't be happier with how things went, learned a ton along the way about the legal system/process, and would do it all over again for the same outcome.Funny thing about my now-evicted tenant:  he got evicted from his last place 2 days before signing my lease, which explains why it didn't show up on the background check at the time. 

The outcome was we sold the property for a profit to a very nice woman whose granddaughter could not have been happier to have "her own room."

Then buy in another area that you like better and are happier with the age of the home.

We found tenants in the dead of winter so I couldn't be happier.

., but once I realized all my requirements were able to be financially met years ago, no amount of money would make me happier in the long run.

Paying off a 1st lien holder, should have no impact on the 2nd, in fact, they would be happier and feel more secure knowing that they were the only lien.  

I love it out here and couldn't have been happier.

Trust me I’m much happier to charge a late fee versus evicting a tenant, cleaning the unit, market the unit and select a new tenant.  

The faster you find new tenants, the happier everyone will be.For your new lease, you may want to add an early termination clause if CO laws allow it.
