Have you found that secondary markets in your area are holding up better than the big cities?

The high appreciation market will be the higher cash flow market over the hold.  

Or alternately, are you able to find a market within 1-2 hours of you where you can be hands on?  

I'll work with an attorney to assist with drafting that.Q2: Yes, I'll talk to my CPA but we'll most likely hold the property for at least 1 year under the LLC given our timeline to design, permit, build and sell the property, meaning I should avoid short-term capital gains.  

I just spoke with my insurance agent and he mentioned that I am unable to hold a policy on a property that I do not own (Since deed will be transferred, I can not hold an insurance policy on the property), so how do I go about fulfilling my lenders insurance requirements?
