Rent control in the bay area can be extreme as many areas have rent control in excess of the state mandated rent controlIn general experience RE investors are not choosing to add a single ADU in single family zoned areas.

Heck, some people might even pay more for the 'cool factor' of living in a 'small home'....I'd give it a go since you're a veteran of this RE stuff.

We've had this note in our portfolio for about 5 years which was sub-performing at best when we bought it, got it back re-performing again and been paying like clockwork since. 

I’ve been investing in RE for 10 years and hitting 19k/month profit not counting things breaking or vacancies.
