there are 2 out of the 70 we have built that are going thorugh deteroration currently one you can tell from the outside.. the other I was in it the other day and the people are insanely messy.. hardwood floors ruined in less than 3 years just sad.. outside you would not know it.. but when they go to sell there will need to be a full gut remodel no doubt. 

The underlying message there seems to also be to trust your instinct and not let second chances get in the way of good business.

Is it worth it to do a complete gut job and basically make it new or should I patch it up and get it "good enough" to rent.

But it will be a complete gut job, and in the end, based on the neighborhood it is in, would only sell for about $40-50k max.

I had also gotten a phone called from a Randy with Maverick, he said he handles the credit card transactions for Core capital and wanted to make sure I got what I ‘ordered’ I expressed my concerns and should have stuck to my gut telling me this was a scam.

If all the above checks out, I'm not sure if I would ask for 1.5-2x Deposit, I would think this is more of a gut feel decision at reviewing all the documentation.Hope this helps.

If you want to rent out & keep the home in your hearts of hearts & the numbers support that, go with your gut!

My gut says that is typically the best course of action but definitely check to see what is possible and what is most common for the area.  

It would be horrible, but I have gutted houses before.
